& Conditions
1. Guaranteed Check-in time is 3:00 p.m.
If you will be arriving early or late, (after 5:00pm) please let us know in advance and we will do our best to
accommodate you.
2. Check-out
time is 12:00 p.m. on your check-out day. Let us know in advance if you need to check out late and we will do
our best to accommodate you! A $20 per item fee
will be charged for each lost or unreturned set of keys.
3. Pets are allowed but we need to be
notified in advance.
4. Sleeping Capacity and
Disturbances: Tenants and all other occupants may be required to vacate the premises and forfeit
the rental fee for any of the following:
A.) Occupancy exceeding the sleeping capacity of four people per unit (If for
some reason you have one or two more people checking in with you we will charge you an additional $20 per person
per night).
B.) Using the premises for any illegal activity.
C.) Causing damage to the premises rented or to
any of the neighboring properties.
D.) Occupancy
and use of the premises and common areas in such a fashion that disturbs or offends other guests or residents.
Pool hours are from 8am to 9pm.
E.) Smoking
inside the office or cabina. Smoking is only allowed outside.
F.) Any other acts which interferes with
neighbors' right to quiet enjoyment of their property. We wish you to have an enjoyable vacation, but you must
respect the rights of other guests.
5. Appliance
Malfunctions: There are no rebates or refunds issued for any malfunctions or service requests
for air conditioning, televisions, pools, appliances etc. as every good faith effort is made to insure the
property is maintained to highest standards. Every effort will be made to affect repairs as quickly as possible.
Additionally, no refunds will be given due to power blackouts, water shortage, flooding, or possible
construction at any adjacent properties.
6. Care of
Property: You are expected to care for the property as if it were your own. Each property will
be inspected, and cleaned after your departure. If additional cleaning is required, the appropriate amount will
be charged to your credit card. We ask that you leave the property in a clean condition to include the
following: All dishes washed. All doors locked. All air conditioners off. (Please remember to turn off the air
conditioning every time you leave the cabina, because of the high cost of running each unit) All keys returned
to us by check out time. All breakage reported. Failure to comply will give Apartamentos Iguanas the right to
deduct appropriate sums from your credit card.
7. A
Telephone is provided in the internet office, Tenant may make unlimited calls within Costa Rica.
International calls are separate and Tenant is expected to use their calling card or make a third party credit
card call.
8. What We
Supply: The property is equipped and set up as a fully furnished property that will include
bedspreads, linens, pillows, white towels (not for beach use, a beach towel can be provided upon request), and a
fully equipped kitchen.
9. Locked
Areas for which Tenant is not provided a key, such as owner’s personal storage areas are off
limits. You will be required to vacate the premises and forfeit the rental fee for entry into these areas and
will be charged for damage and/or missing items.
10. Tenant’s
Liability: You agree to accept liability for any damages caused to the property (other than
normal wear and tear) by you or your guests, including, but not limited to, landscaping, misuse of appliances,
furniture and/or equipment furnished. You agree to reimburse Apartamentos Iguanas for costs incurred to repair
or replace damaged items.
11. In the unlikely
event that Apartamentos Iguanas is unable to deliver said property to you under this rental
agreement prior to occupancy because of fire, eminent domain, act of nature, double booking or any other reason
whatsoever, you agree that Apartamentos Iguanas sole liability as a result of these conditions is a full refund
of all monies previously paid to Apartamentos Iguanas. Pursuant to the terms of this rental agreement, you
expressly acknowledge that in no event shall Apartamentos Iguanas be held liable for any consequential or
secondary damages.
12. Hold
Harmless: Apartamentos Iguanas does not assume any liability for loss, damage or injury to
persons or their personal property. Neither do we accept liability for any inconvenience arising from any
temporary defects or stoppage in supply of water, gas, electricity or plumbing. Nor will Apartamentos Iguanas
accept liability for any loss or damage caused by weather conditions, natural disasters, acts of nature, or
other reasons beyond its control.
13. Acknowledgement: I acknowledge that I
have reviewed and understand the terms of this rental agreement and agree to be bound
thereby.
14. Cancellations: (For Low & High
Season) Once you have reserved your room; If you cancel 31 days or more prior to your stay
nothing will be charged to your credit card. If
you cancel 14 - 30 days prior to your stay 25% of your total will be charged to your credit card. If you cancel 48 hours – 14 days before your stay you will be
charged 50% of your total. If you cancel within 48
hours 100% of your total will be charged to your credit card. (For Peak
Season) If you cancel 31 days or more prior to your stay nothing will be charged to your credit
card. If you cancel 14 - 30 days prior to your
stay 50% of your total will be charged to your credit card. If you cancel within 14 days before your stay you will be
charged 100% of your total.
15. Payment
Options: 1) Cash upon
arrival 2) Pay by credit card through
Paypal. Nothing will be charged to your credit
card at the time of booking your room online. The
only time your credit card will be charged is when you pay through Paypal or through our cancellation policy.
16. I hereby
apply to rent the above-described premises for the term and upon the conditions set forth. I agree to abide by
all rules and regulations pertaining to the rental property and will take responsibility for other occupants of
the rental unit.
